מצגת באנגלית למשקיעים
מצורפת בזאת מצגת אינפורמטיבית של החברה באנגלית המתבססת על המצגת בעברית שפורסמה על ידי החברה בסמוך לפני דוח זה, ביום 30 במרץ , 2010 (אסמכתא 2011-01-099171) ("המצגת בעברית"), בתרגום נוחות לאנגלית. המצגת תוצג בפני משקיעים בעקבות פרסום הדוחות הכספיים של החברה ליום 31 בדצמבר 2010 ("הדוחות הכספיים"). מצגת זו מיועדת למשקיעים מוסדיים בלבד ואינה מהווה הצעה לרכישה או מכירה של ניירות ערך של החברה או הזמנה לקבלת הצעות כאמור והיא מיועדת כאמור, למסירת מידע בלבד למשקיעים בחו"ל אודות החברה (non-deal road-show presentation). המידע אשר ישמש להצגת המצגת מוצג למטרות נוחות בלבד ואינו מהווה בסיס לקבלת החלטת השקעה, המלצה או חוות דעת ואינו מהווה תחליף לשיקול דעת של המשקיע. יצוין, כי המצגת באנגלית אינה מהווה תחליף לקריאת הנוסח המחייב בעברית של הדוחות הכספיים והמצגת בעברית במלואם. החברה אינה מתחייבת כי התרגום לאנגלית הינו מלא ומדויק. והנוסח המחייב לכל עניין הינו הנוסח בעברית כפי שפרסמה החברה כאמור לעיל. בשקפים 4,5,9,10,11,18,19,20,22, במצגת כלול מידע שאינו כלול בדוחות האמורים או בדוחותיה הקודמים של החברה, לרבות בקשר עם מספר השוכרים הכולל, נתונים בדבר אכלוס נכס בהרצליה, גידול בשווי קניון עזריאלי חיפה, שיעורי תשואה, שיעור שטחים לגביהם נחתמו הסכמי שכירות בנכסים שבהקמה, שיעורי הריבית הממוצעים של כלל אשראי החברה. בנוסף, בשאר המצגת נכלל מידע שעשוי להיחשב ככזה שהוצג באופן ו/או בעריכה ופילוח שונה מהאופן בו הוצג בדוחות הכספיים האמורים.
