Attached please find a convenience translation into English of the Company's Hebrew version presentation filed on August 23, 2012 (Ref. Nr. 2012-01-216966) ("Hebrew Presentation"). This presentation will be presented to investors following the publication of the Company's interim financial reports as of June 30, 2012 (Ref. Nr. 2012-01-216924) ("Financial Reports"(. Please note that this presentation should not be regarded as a substitute for reading the original Hebrew version of the Financial Reports and the Company's Hebrew fillings in full. The Company does not warrant that the translation fully, correctly or accurately reflects the Hebrew Presentation, and the binding version of the presentation is the Hebrew Presentation. Slides No. 9, 10 and 22 of the Presentation contain information which was not included in previous fillings of the Company, regarding the growth of the turnover in the Company's shopping centers, occupancy rates in USA, and data regarding the Company's debt structure and weighted average duration. In addition, other information included in the attached Presentation may be presented in a different manner or way than it is presented in the Company's Hebrew fillings, but can be extracted from the data included in the Financial Reports and the Company's Hebrew fillings.
